You won't be able to play every .avi video that you find. There are some 2 dozen different .avi formats, and some can only be played on a PC, running Windows (.avi is a Microsoft format, and some versions are Windows only)
You won't get .AVI files to play in Real Player. Many will play in Quicktime player, if you are up-to-date with Quicktime, many more will play, but not all.
That 'codec' that you downloaded is a possiblity, but the VLC that you downloaded is for Windows only. Here's a link for a Mac version. If it works for you, then great.

Another possibility is MPlayer.
